Every build is different. The order rarely is.

Start with a plan

Before land, before builders, before floor plans. We sit down and work out what you actually want and whether it is realistic. Where you want to live, what size home, rough budget, your timeline, whether you already own land, and whether you have a house that needs to sell first.

Most people leave this conversation with a much clearer picture of what their project really costs, and occasionally with the honest answer that waiting a year is the better move.

Find the land

If you do not already own a lot, this is where I represent you as your agent. Subdivision lots, vacant land, rural acreage, builder-owned lots, bring-your-own-builder communities, lake and wooded lots, and occasionally a teardown that makes more sense than raw land.

Understand the property

Finding a lot you like does not mean you should buy it. This is the step people skip, and it is the one that costs them.

Zoning and setbacks. Subdivision covenants and builder restrictions. Whether there is municipal sewer and water or you are looking at well and septic. Soil and perc testing. Access, driveway placement, wetlands, grading, topography, and how much clearing and excavation the lot really needs.

My job here is not to be your engineer or your surveyor. It is knowing which questions have to be answered, who answers them, and what it means for your budget before you are committed.

Your project cost is not lot price plus house price.

Land, site development, utilities, well and septic, excavation, driveway, landscaping, and then the home itself. Knowing the full picture early is what keeps a build from stalling halfway through.

Builder and home planning

Production builder, semi-custom, fully custom, design-build, or bringing your own architect. These are genuinely different experiences in cost, timeline, and how much you get to decide.

I do not work for one builder. I help you understand the differences and introduce you to the ones that fit your lot, your budget, and how much customization you actually want. If you already have a builder, that is completely fine. I stay involved on the real estate side.

Sell and transition

If you own a home now, it is part of the build plan. When to prep it, when to list it, what happens if it sells before the new house is finished, how the closings line up, and what your backup is if construction runs long.

I am not engineering your land, guaranteeing your site costs, approving your zoning, or managing your construction. I am the person who knows how the pieces fit together, asks the questions that need asking, brings in the right professionals, and represents you on the real estate side of it.

And my representation costs you nothing on the buy side. On new construction, the builder pays the commission. Walking into a model home without an agent does not save you money. It just means nobody in the room is working for you.
